Screws on illegal plotting and construction without RERA registration in Uttarakhand

Haridwar: Illegal plotting and building construction without registration of Real Estate Regulatory Authority (RERA) in Uttarakhand will now be strictly enforced. The Uttarakhand Real Estate Regulatory Authority (RERA) has issued directions to all development authorities in this regard. RERA president, retired IAS officer Ravindra Pawar said strict measures will be taken to stop illegal construction. PCS Ila Giri is currently serving as RERA Secretary.
RERA rules and violations
As per the Land Estates (Regulation and Development) Act, 2016, registration of any real estate project with an area of more than 500 square meters or more than 8 units is mandatory in Uttarakhand RERA. But in recent years, many builders and land mafia have been ignoring these rules and illegal plotting and construction works without registration.
This is harming the interests of buyers, as the rights of consumers are not protected in unregistered projects. The number of such cases is increasing rapidly in several areas of Uttarakhand including Haridwar.
RERA’s strict instructions
Uttarakhand RERA has directed all development authorities to compulsorily make available to the authority the complete details of all illegal real estate projects operating from April 1, 2024 till date. It will be necessary to give complete information about the person concerned, firm, company, LLP etc.
Additionally, it has been mandated to give RERA complete information of that project within a week of approval of any map or layout plan in the future.
Growing illegal construction and threat to consumers
The rising cases of illegal plotting and construction in various parts of the state, including Haridwar, have highlighted the lack of transparency in the real estate sector. According to RERA, unregistered projects are more likely to be fraudulent, as the rights of buyers in these projects are not legally protected.
Several such projects are also being run in Haridwar district which are being sold illegally without RERA registration. RERA’s move will help prevent such cases.

RERA’s directive is considered as an important initiative to bring transparency in the real estate sector and protect the interests of consumers. Now it has to be seen how strictly the administration implements this rule and how quickly action is taken on illegal construction.
